Who we are
A direct sale, not a listing.
Home Buyers WA is based in Kirkland and buys residential property across King County. We are not a broker — we are not listing your house, not putting it on the MLS, and not acting as your agent. You are selling directly, on a written contract, at a price agreed in advance.
Depending on the property, we either close on it ourselves or assign the contract to another investor in our local network. Either way your price and your closing date do not change, and you deal with us from the first call through closing.
Because we are local, we price Kirkland differently from Renton and Renton differently from Auburn. A national buyer running one formula across a whole state cannot do that, and it usually shows up as a lowball offer or a renegotiation two weeks before closing.

Most homeowners who contact a cash buyer are handling something else at the same time — an estate, a move, a tenant, a deadline. What they need first is not a sales pitch. It is a number they can plan around, and an honest answer about whether it is going to happen.
So that is what we try to give: our offer with the reasoning behind it, in writing, without a month of back-and-forth. If a property is not a fit for us, we would rather say so quickly than keep you waiting on an answer that was never coming.
You are under no obligation to accept, and we would rather you take our number to an agent for comparison than sign something you are unsure about.

- No fees or commissions. You are not listing with an agent, so there is no commission taken out of your proceeds.
- You choose the closing date. Need to close in two weeks? We can. Need four months to find your next place? That works too.
- Difficult situations are normal here. Inherited property, tenants in place, liens, deferred maintenance, a foreclosure timeline — these are the reasons people call us, not disqualifiers.
- We do our own research first. Property records, permit history and recent comparable sales get pulled before we ever call you, so we are not asking you to do our homework.
