How fast can you close?

Typically two to three weeks, because we pay cash and there is no lender underwriting the purchase. The practical limit is title work, not us. If you need longer — because you are finding your next place, or coordinating with family — we will close whenever you want. The date is yours.

Do I need to repair or clean out the house?

No. We buy as-is, and that genuinely means as-is: deferred maintenance, a roof at the end of its life, an unfinished remodel, or a house full of belongings you do not want to deal with. Take what matters to you and leave the rest. We handle it.

Are there any fees or commissions?

No commissions, because there is no agent in the transaction. We pay the standard seller closing costs. Any amounts that have to come out of the proceeds — an existing mortgage payoff, unpaid property taxes, a lien — are shown on the settlement statement before you sign anything.
